When you think about your dream home in Queensland, what do you see? A cottage weathered by salty sea-spray? A sprawling Queenslander with the character of times gone past? Or a luxurious home showing the glamour of grandeur. Whatever you see, we’ve got some tips to help you make the most of building your dream home.

Budget

First up, speak to your lender and know exactly what you can spend. If you have a clear budget you’ll be able to budget how much to pay for land, and how much you can spend on the house itself. Your budget will also really help you when it comes to drawing plans, and hiring professionals.

Land

Find a block of land in a location you love. When you’re searching, think about the building process. Is the land sloping or accessible? How easy will it be for your builder to work there? Long term – do you have views? If anyone else builds their dream home, will your views disappear? Do you have enough land for the kids to play? Or do you have room for a vege garden? Think about location, size, price, accessibility and get the most bang for your buck.

Professionals

An architect can really help put your plans to paper. Chat to them about how many rooms you need and what you want in your home. Your architect will write up clear plans that will be the bible for your builder.
When hiring a builder - read testimonials and make sure you’re super happy with their previous work. Get a written quote so you’re both on the same page. Your builder may also be able to recommend plumbers, electricians, painters etc. Again, read testimonials so you know you’re getting the best.

Construction materials

Try to get the look you want with materials that are durable and hardwearing. Try to have as little ongoing maintenance as possible, this will save you money later. Even better, durable materials look way better as they age. That’s a win-win!

Insulation and glazing

This is the perfect opportunity to build a super comfortable home. Consider premium insulation to keep you cool in our hot QLD summers. Glazing can also help keep your home quiet and cool at night.

Roofing

Let your home reward you! Consider installing solar panels so you can run your house efficiently. The savings can really add up!

Landscaping

Lush lawn and lofty trees go a long way to making your house feel like a home. Plan your landscaping and end up with the full package.
